A commercial customer may have many properties, buildings, contacts, billing rules, and pieces of equipment. The system should preserve the hierarchy without duplicating accounts or hiding site history.

Service and project work
Commercial HVAC often combines reactive service, preventive maintenance, quoted repairs, controls, construction, and replacement projects. Ask whether the same platform handles all models cleanly or whether separate project software is required.
Agreements
A commercial agreement can cover specific equipment, tasks, visit frequencies, hours, response commitments, and exclusions. Demonstrate a multi-site account with different assets and schedules rather than a simple residential membership.
Job costing and purchasing
Accurate profitability may require technician labor, burden, equipment, parts, purchase orders, subcontractors, rentals, permits, and change orders. Test estimated versus committed versus actual cost and confirm what reaches accounting.

Do not select commercial HVAC software from a residential demo. Require account hierarchy, asset history, agreement delivery, purchasing, project billing, and job-cost reporting using your own scenario and documents.
